Global Guardians offers a bespoke vacant property safety plan to ensure that our property guardians are safe at all times they are protecting an empty building. Health and Safety is part of our core service and gas safety management is crucial to our success.
Before placing a single property guardian into a vacant property to secure it we check whether or not gas is operational in the empty building. If gas is operational then we request the Gas Safe certificate for the boiler. This is initially viewed by our Health and Safety management team and is then made known to our DLO and approved contractors who may need to carry out works in the building.
Our Health and Safety Management team ensures that a carbon monoxide detector is installed to detect any leaking gas from the boiler. Our approved contractors ensure that gas is working under safe parameters.
Gas Safe certification is carried out by Gas Safe engineers on an annual basis for every gas appliance / flue. A gas safety check ensures gas fittings and appliances are safe to use. Pipe work, appliances and flues are maintained to ensure their safe operation.
Gas appliances are serviced in accordance with the manufacturer’s instructions. If these are not available they are serviced annually unless advised otherwise by a Gas Safe registered engineer. We keep copies of the Gas Safe records for two years.
Risk controls are implemented by Global Guardians before property guardians protect the empty building.
Our property guardians are given the contact details for the National Gas Emergency Service to report gas leaks.
