For every empty building that Global Guardians protects a full management service is provided. This is fit-for-purpose to manage all aspects of the property no matter how small or how large.
The principle we apply is ‘zero grief’ management. In a nutshell this means that we take the headache away from the owners of vacant properties so that our clients can focus on more pressing matters such as obtaining planning permission, selling their building, appointing demolition contractors, generating yield on other properties within their portfolio and so on.
Managing an empty building is beset with numerous problems specific to the individual property. Global Guardians is highly experienced at managing any type of empty building and ensures that all health and safety, environmental and criminal damage issues are managed under strict risk controls.
When we first begin managing your empty property we ensure that we know everything about the building. A full fire risk assessment is undertaken by our sister fire safety company. An asbestos risk assessment and safety plan is created by our asbestos safety management partner. Electricity is tested to NICEIC standard. Gas boilers are tested to Gas Safe standard. Water is tested for legionella. In short the building is made safe and is maintained to a safe standard at all times.
We do not require a House of Multiple Occupation (HMO) licence for the properties we manage because we do not confer tenancies to anyone securing our properties. The sole reason for the property guardians being in the property is for security against squatters, anti social behaviour, metal theft, vandalism and dereliction. The property guardians protect the building on a short term basis until the building’s future is finalised. The average time scale for Global Guardians to protect an empty building is eight months. It is a clear vacant property security service as opposed to a Lettings service. Our property guardians utilise welfare facilities in the same manner a security guard utilises welfare facilities whilst protecting a building.
Therefore, the welfare facilities we provide for our property guardians are basic but functional. They serve the purpose for a temporary interim situation and this is just one of the reasons why families and children cannot be property guardians: the buildings are not suitable for them, a property guardian acts as a deterrent to intruders, vandals and squatters and a child or family would be put at unnecessary risk if they had to protect a vacant property.
Our Building Managers inspect the properties under our management on a regular basis. They check every area of the building and living space on a regular basis at random times to ensure that the property is being secured, safe and to exercise our right to every area of the property, for Global Guardians does not confer exclusive possession to any property guardian in any building we manage.
Our in house direct labour organisation (DLO) carries out minor maintenance repairs and grounds maintenance on a scheduled and reactive basis. Where necessary we utilise approved contractors to carry out specialist work e.g. Electrical works, plumbing works and so forth. This is done after seeking authorisation from the client.
A Guardian Management Team is at the disposal of the client at all times with a single point of contact to coordinate each task required for the property.
We offer a free of charge access service for our client if they need multiple viewings from estate agents or if they require a contractor or other representative to gain access.
We provide monthly or quarterly reporting bespoke for each client.
Our building management service is available 24/365 to ensure owners of vacant properties receive an excellent responsive service and our clients know exactly what is going on at the property at any time.
