Global Guardians Management pride themselves on the close management of vacant properties and our live-in guardians needs. By ensuring that the empty buildings we secure are well-maintained and are being well-looked after by our property guardians we run a successful operation from start to finish.
Further to the implementation of our professional initial building intake plan, we begin our task of vacant property security as if the empty building were our own valuable asset. We look after all issues including the following : checking for void security vulnerabilities, faulty electrical appliances and wiring, burst pipes, utility failures, weather damage, asbestos, pest infestation and any general dilapidation problems that could occur in vacant properties.
This information is compiled from our monthly inspections and from our vigilant property guardians. Once checked internally we advise our clients on real issues that should be dealt with to prevent bigger problems occurring.
We also provide the offer of using our own accredited contractors to carry out works if appropriate.
As part of our service to vacant property owners we perform monthly inspections and reports that show photographs of how each property guardian is carefully protecting the vacant property, as well as meter readings and any major issues our client needs to know.
Global Guardians Management monitors our Building Managers’ performance through checking on-site logs that they must complete during their inspections and that the reports are stored and sent to our clients every month. As our Building Managers are vacant property specialists they also look at the environmental health and safety risk assessment and fire risk assessment for the property and update as appropriate. We use a in-house fire protection officers perform full fire risk assessments adhering to the Fire Industry Association (FIA) regulations.
All of our frontline staff are SIA licensed vacant property security professionals which provides our clients with a sense of comfort knowing that the regular attendees to their empty building are:

Global Guardians Management Ltd uses an Independent Asbestos Training Providers (IATP) registered training body who are audited regularly to ensure that the training our staff receive meets the standards laid out in the HSE Approved Code of Practice L143 Managing and working with asbestos and IATP.
Global Guardians Management Ltd utilises a market leading vacant property security management system which is used by many of the leading property management companies, estate agents and landlords across the country. This system provides a simple but effective synergy between all aspects of property management to ensure that we can manage our clients buildings professionally. All of our clients receive a full set of keys for their vacant premises, however, we are always at hand to provide site access to clients, estate agents or any other third party provided we have been given authorisation to do so.
When a client wants their empty building back we provide a fast and accurate service to ensure a smooth handover from our head guardian. Rather than moving our live-in guardians out immediately we leave a necessary number in situ, but with a new place lined up for them to move to. This means that on the day you want your property back, our house guardians are there with a Global Guardian representative present to hand over your property keys. The building will be returned to you with all temporary facilities we installed and all guardian items removed from site. In many cases the building will be in better condition than when we began managing it thus demonstrating the positive aspect of using our property guardianship scheme.
